Roof Inspections in Independence, With a Picture Record of What We Find
We climb up, look closely at every part of your roof and photograph what we see, good and bad. Then we sit down with you, go through the pictures and tell you plainly whether your roof needs anything at all.

A Clear Look at a Part of Your Home You Rarely See
Most people never get a good view of their own roof. Small problems like a lifted shingle, a cracked pipe boot or a loose run of flashing can sit unnoticed for years, letting water into the decking long before a stain shows on a ceiling.
A roof inspection is how you catch those things while they are still small. It also helps when you are buying or selling, filing a claim after a storm, or simply wondering how many good years your roof has left.
We take pictures of each finding as we go. You see the same thing we saw, so you can decide what to do without taking anyone's word for it.
What We Check During Your Inspection
Shingles and surface
We look for shingles that are missing, cracked or curling at the edges, and for patches where the gritty top coating has washed off into the gutters. On asphalt roofs, losing that grit is usually one of the earliest clues that the roof is getting old.
Flashing and roof openings
Leaks most often begin where something passes through or meets the roof, like a chimney, skylight, sidewall or plumbing vent. We check the metal flashing and sealant at each one, plus the rubber boots around pipes, which tend to split after years of sun.
Decking and soft spots
Walking the roof tells us a lot. Sponginess underfoot can mean the wood beneath the shingles has taken on water.
Ventilation and attic signs
We check ridge and box vents and, when you allow it, take a look in the attic for daylight, damp insulation or dark stains on the underside of the decking.
Gutters and drainage
Clogged or sagging gutters back water up under the roof edge. We note any problems so you can decide whether gutter work makes sense.
A photo report you keep
You get the pictures with a short note on each one. Nothing is left to guesswork.

When a Roof Inspection Makes Sense
- Brown marks on a ceiling
- Even an old, faded ring tells you water found a way in at some point. We trace where it entered and check whether it is still getting through.
- Shingle pieces in the yard
- After a windy night, bits of shingle or loose granules in the grass or gutters are worth a closer look.
- Ice buildup along the eaves
- Thick ice at the roof edge during a cold snap can push water under shingles. Freeze-and-thaw winters in Northern Kentucky make this a common source of hidden damage.
- Your roof is past 15 years
- Asphalt shingles wear unevenly. An inspection tells you whether you have years left or should start planning.
- You are buying or selling
- A documented roof condition helps both sides talk about the house with real information instead of assumptions.
How Your Inspection Visit Goes
- 1
Book your visit by phone
Tell us roughly how old your roof is, whether you have noticed any leaks and what made you reach out. Then we settle on a time that suits your schedule.
- 2
We look from the ground first
Before climbing, we walk around your home to check the roofline, gutters and siding edges for sagging, stains or damage.
- 3
We go up and document each area
On the roof we work through each section in order and take pictures of anything worth noting, along with a few of the parts in good shape so you have the full story.
- 4
We go through the pictures with you
Back on the ground, we show you every image and explain it in everyday words. If something needs work, we tell you whether a repair will do or if it is time to think about replacement.
- 5
You decide, no pressure
If work is needed, we can give you a free estimate. If your roof is fine, we will say so, and you keep the record for your files.
What Shapes the Cost of Any Follow-Up Work
The inspection itself is free. If we find something that needs attention, the price of that work depends on what is actually up there, which is exactly why we photograph it first. Here is what tends to move the number.
- What we find under the shingles
- A cracked pipe boot is a small fix. Rotted decking underneath it adds material and labor, and we only know once we see it.
- Roof size and pitch
- A steeper or larger roof takes more time, more safety setup and more material to work on.
- Repair or replacement
- Fixing one area costs far less than a new roof. We tell you honestly which one your roof calls for and why.
- Materials and matching
- Finding shingles that match an older roof can take more effort, and some materials simply cost more than others.
Roof Inspection Questions
- Is the roof inspection really free?
- Yes. There is no charge for us to come out, inspect your roof and go over what we found with you. If you want work done afterward, we give you a separate free estimate first.
- How long does an inspection take?
- Most visits take about an hour, depending on the size and steepness of your roof and whether we check the attic. We do not rush the walkthrough of the pictures at the end, since that is the part that matters most to you.
- Do I need to be home?
- It helps, especially if you would like us to look in the attic or want to go over the pictures in person. If you cannot be there, we can look at the outside of the roof and share the findings with you afterward.
- Is this just a way to sell me a roof?
- It isn't. A lot of roofs need one small repair, and plenty need nothing at all. You see the images behind every suggestion we make, so the decision rests on what is actually up there rather than on our say-so.
- Can an inspection help after a storm?
- Yes. Photos of hail or wind damage give you a clear record before you talk to your insurance company. We explain what we found, and our Storm Damage Repair page covers what happens next if repairs are needed.
